NFPA emergency exit door requirements: swing, width, hardware, locks, and the rest of the means of egress

Of all the safety features in a building, exit doors are the ones people bet their lives on. The point of the NFPA requirements for emergency exit doors is to get everyone from wherever they are to the outside in the shortest time, without a locked door, a blocked corridor, or a dark stairwell in the way. Those requirements come from NFPA 101, the Life Safety Code, and they are enforced by the fire marshal on every inspection. This guide covers the definitions, the requirements for the doors themselves, the rest of the means of egress, and how to keep the doors compliant between inspections.

The requirements below follow the 2021 edition of NFPA 101, Chapter 7. The Authority Having Jurisdiction (AHJ) enforces a specific edition and may enforce the International Building Code alongside it; a few thresholds differ between the two and are noted.

Exit door definitions

NFPA 101 calls the whole path out of a building the means of egress, and it has three parts. The exit access is the route from any point in the building to an exit: the room door, the corridor, the aisle. The exit is the protected part of the path, separated from the rest of the building by rated construction: an enclosed stairwell, a horizontal exit through a fire wall, or an exterior door to the outside. The exit discharge is the path from the exit to the public way. An emergency exit door can sit in any of the three, and the rules for it depend on where it is and how many people rely on it.

The NFPA emergency exit door requirements

SwingSide-hinged, swinging doors. They swing in the direction of egress travel when the room holds 50 or more people or contains a high-hazard occupancy.
Clear widthAt least 32 inches of clear opening for a single leaf, measured with the door open 90 degrees; total exit width is sized to the occupant load.
Opening forceNo more than 15 pounds to release the latch, 30 pounds to set the door in motion, and 15 pounds to swing it to the required width.
HardwareOpenable from the egress side without a key, tool, special knowledge, or effort. One releasing motion. Hardware mounted between 34 and 48 inches above the floor.
Panic hardwareRequired on doors serving assembly, educational, and day-care occupancies above the occupant-load threshold (100 in NFPA 101; the IBC uses 50), and on high-hazard occupancies at that chapter's lower threshold. Actuating bar across at least half the door width.
LocksNo locks that prevent egress. Delayed-egress locks are allowed where the occupancy chapter permits them, in sprinklered or fully detected buildings, releasing within 15 seconds (30 with AHJ approval) after a 3-second push, with signage; not permitted in high-hazard occupancies. Access-controlled egress doors must unlock on fire alarm, power loss, and a push of the sensor or the release device.
Fire-rated exit doorsDoors in a rated exit enclosure are fire doors under NFPA 80: self-closing, positive latching, no hold-opens except those that release on alarm, and inspected annually.
Revolving and sliding doorsAllowed only with the collapsing, breakaway, or side-hinged provisions the Code sets, and never as the only exit.
Obstructions and appearanceNothing stored against the door, no mirrors or decorations that hide it, no curtains or draperies across it. The door has to look like a door.

Means of egress components

The door is one link. The Code sets requirements for the rest of the path so the door leads somewhere.

Dead-end corridors and common pathLimited by occupancy and by whether the building is new or existing. New business occupancies, for example, allow a 20-foot dead end, or 50 feet with sprinklers; existing business occupancies have their own limits.
Corridor and aisle widthSized to the occupant load with a minimum, and kept clear. Storage in an exit corridor is the most common finding on a fire marshal's inspection.
IlluminationThe means of egress is lit whenever the building is occupied, to at least 1 footcandle at the floor, with emergency lighting that holds for 90 minutes where the occupancy chapter requires it.
Exit signsIlluminated signs at every exit and wherever the direction to the exit is not obvious, visible from any direction of travel, with no point in the exit access farther from a sign than the sign's rated viewing distance or 100 feet, whichever is less.
Exit dischargeThe path from the exit door to the public way stays clear and lit: no locked gates, no snow piles, no dumpster parked outside the stair door.

Why exits are placed apart

The remoteness rule exists because the point of a second exit is that it survives the fire that blocks the first. Two doors side by side on the same wall give a room one way out. Half the diagonal of the room, or a third with sprinklers, is the Code's measure of "far enough apart."

Keeping exit doors compliant

Most exit door violations are not construction problems. They are things people do to a compliant door: a chain and padlock on a back door after a break-in, a deadbolt added by a tenant, a wedge under a stairwell fire door, a pallet of stock in front of the loading dock exit, a burned-out exit sign nobody reported. The fixes are a walk of the egress path on a schedule, the monthly exit sign and emergency light tests NFPA 101 already requires, the annual fire door inspection under NFPA 80, and a rule that nothing gets added to an exit door without the fire marshal's sign-off. Common questions

Can an emergency exit door be locked?

Not against egress. It can be locked from the outside to keep people out, as long as it opens from the inside with one motion and no key. Delayed-egress and access-controlled locks are allowed only under the conditions the Code sets.

Which of the following is considered part of an emergency exit: the door, the corridor, or the stairwell?

All three, in Code terms. The corridor is exit access, the enclosed stairwell is the exit, and the door at the bottom to the outside begins the exit discharge. The means of egress is the whole path.

Does an exit door have to be a fire door?

Only when it is part of a rated enclosure, such as a stairwell or a rated corridor. An exterior exit door from a room straight to the outside usually is not, though it still has to meet every egress requirement above.
